EXPERIENCE THAT GOES BEYOND THE LISTING

A broker who understands the assignment behind the address.

REO work calls for more than a market analysis and a sign. An occupied property needs a different plan from a vacant home. A repair decision needs supporting photos and bids. A title issue, an overdue utility task, or an incomplete reimbursement can hold up the next step.

Stephanie Woods has specialized in REO, foreclosure, and distressed asset disposition since 2007. Her experience includes institutional residential sales, short sales, auctions, and distressed commercial assets.

Woods Hometown Realty brings valuation, field coordination, marketing, transaction support, and expense follow through together. You get a local brokerage that understands the details and works within your approval structure.

REO SERVICES FOR ASSET MANAGERS

Support through the full asset lifecycle.

01 / INTAKE AND VALUATION

Start with a clear picture.

Assignment review, occupancy checks, interior and exterior BPOs, property condition photos, market research, and pricing recommendations. We identify access issues and concerns that need your attention.

02 / OCCUPANCY AND TRANSITION

Coordinate the next step.

Occupancy reporting, approved relocation and cash for keys coordination, and communication with eviction counsel and lockout teams. Actions follow the client’s instructions and required legal process.

03 / PRESERVATION AND REPAIRS

Keep the property moving.

Vendor bids, securing and rekey coordination, cleaning, debris removal, yard care, utility coordination, winterization, and repair oversight within the approved scope.

04 / MARKETING AND OFFERS

Bring the market into focus.

MLS listing preparation, property photography, approved marketing, showing feedback, offer presentation, negotiation, and marketing reports with local market context.

05 / FILES AND EXPENSES

Document the work.

Inspection schedules, dated photos, receipts, approvals, invoice tracking, and reimbursement package preparation. The file should show what happened, what it cost, and what remains open.

06 / CONTRACT TO CLOSING

Follow through to disposition.

Contract and addendum coordination, buyer and title communication, deadline tracking, issue escalation, and closing documentation. We track execution and recording rather than assuming a file is complete.

YOUR REQUIREMENTS SHAPE THE WORKFLOW

We adapt our process to yours.

Your portal, reporting schedule, approval limits, and document requirements belong at the center of the assignment.

Our written operating standards distinguish each client’s instructions from general company procedures. When requirements conflict, we escalate the question and document the answer.

  1. Define the assignment.

Confirm coverage, scope, access, deadlines, contacts, required services, and the system of record before work begins.

  2. Set the reporting rhythm.

Align inspection frequency, BPO requirements, marketing updates, photo formats, file names, and escalation contacts with your expectations.

  3. Work within your approvals.

Route bids, repairs, utilities, pricing changes, and other decisions through the required approval process. Track the authority received.

  4. Keep the file accountable.

Track owners, due dates, supporting documents, outstanding questions, expenses, and closing requirements through completion.

AN EXPERIENCED REO TEAM

The people and resources behind the work.

Our REO support structure includes listing and buyer agents, transaction coordination, accounts payable and receivable support, an on staff Property Field Coordinator, and an established vendor network. Stephanie provides broker oversight and a clear point of escalation.

That structure supports the daily work of access coordination, property checks, bids, repairs, portal tasks, expenses, offers, and closing. We align staffing, field resources, and response schedules with each assignment’s requirements.

Property Field Coordinator

Our on staff team member visits properties, checks urgent concerns, documents conditions, and helps coordinate the next step with the brokerage and appropriate vendors. This gives the REO team local support when an issue needs attention at the property.

Vendor oversight

Established service provider relationships for preservation, repairs, cleaning, utilities, and property needs. Bids and completion evidence are routed according to the client’s requirements.

Task and expense control

Monday.com supports property and task tracking. Our operating resources also include RIO Genesis and QuickBooks, with client portals used as required for submissions and communication.

FIELD AND MARKETING EQUIPMENT

Prepared for access, documentation, and presentation.

A reliable all wheel drive field vehicle supports property visits across our Arizona service areas.

Access and security resources

  • Electronic and manual lockboxes
  • Lock sets and key sets
  • Bolt cutters for authorized access work
  • Water shutoff tools and washer spigot caps

Property documentation and marketing

  • Cameras and a mobile inspection app with date stamped photos
  • Flashlights and rechargeable light stands for photography in dark homes
  • Electronic measuring tools
  • A 360 camera for virtual tours

Access and security work follows the client’s authorization and the property’s occupancy status. Photos, measurements, and virtual tours are prepared according to the assignment’s scope and marketing requirements.

Experienced in the systems asset managers use.

Additional platform experience includes Taza and Realty Pilot. Our marketing and operations resources also include RIO Genesis, Monday.com, QuickBooks, BoldTrail, and Property Boost.

Platform experience is distinct from certification or a preferred vendor designation. We review your current requirements during onboarding.

INSTITUTIONAL ASSIGNMENT EXPERIENCE

Familiar with the demands of different clients.

Our assignment history includes work involving Shellpoint, REO America, RMS, Xome, Selene, Fay, Covius, M&T Bank, and HUD related property disposition.

Each client brings its own reporting, approval, preservation, valuation, and closing requirements. We apply the instructions for that assignment rather than carrying another client’s process into your file.

These names describe assignment experience and do not imply exclusivity, endorsement, or a current preferred agent agreement.

ARIZONA REO AGENT COVERAGE

FOR ASSET MANAGERS AND INSTITUTIONAL SELLERS

Questions before an assignment.

Can you work within our portal and reporting process?

Yes. We review your portal, document standards, inspection schedule, reporting requirements, and approval limits during onboarding. Our experience spans the platforms listed above, including RES.NET, Equator, REO Central, Pyramid, Exceleras, Cascade, and OrangeGrid. We confirm the platform and required workflow for your assignment during onboarding.

Do you handle both occupied and vacant REO properties?

Our services include occupancy reporting, approved relocation coordination, vacant property oversight, and coordination with eviction counsel and field vendors. The plan depends on the property’s status and the client’s instructions.

Can you coordinate preservation and repairs?

We coordinate bids, approved vendors, scheduling, progress photos, and completion documentation. Work proceeds within the authority and budget approved for the assignment.

How quickly can you complete an initial inspection or BPO?

Tell us the location, access status, scope, and deadline. We confirm a feasible turnaround before accepting the assignment and communicate any access or safety issue that could affect delivery.

Can you support a portfolio rather than one property?

We can discuss multiple assets and align coverage, staffing, inspection schedules, reporting, and escalation with your needs. Capacity and timing are confirmed for the proposed portfolio.

How do we begin?

Contact Stephanie with your company name, the property city or ZIP code, the service needed, and the required timing. We will discuss coverage and onboarding. Share confidential case files through your approved process after that conversation.
