HUD Home Inspections and Closing in Arizona

Understand the condition, organize the details, and know what must happen before you receive the keys.

BUYING AS IS

Inspect with your eyes open.

HUD sells homes in their existing condition without a property condition warranty and does not pay to correct defects. HUD strongly encourages a professional inspection before an offer. Available property reports help inform your decision but do not replace your own inspection.

Have your broker confirm access and any required authorization for utilities or testing. Do not assume utilities can be activated or that every system can be tested. Ask the inspector to identify limitations and recommend specialist evaluations where appropriate.

An Arizona due diligence conversation

Build a checklist around the actual property. Questions may include the roof, cooling and heating, electrical and plumbing systems, drainage, pest evidence, and prior alterations. Where applicable, ask about a well, septic system, access, permits, flood exposure, and insurance availability.

Whether you are considering Phoenix, Prescott Valley, Flagstaff, or Sedona, review the specific home rather than relying on a regional assumption. Obtain repair estimates and discuss lender requirements before deciding what you can responsibly offer.

FROM CONTRACT TO KEYS

Keep the closing details together.

  1. Confirm the contract calendar. Record document, deposit, inspection, financing, and closing deadlines with your broker.
  2. Complete due diligence. Arrange authorized inspections and review reports promptly. Ask about cancellation terms before any deadline passes.
  3. Finish financing and title work. Coordinate with your lender and closing agent on appraisal, loan conditions, title matters, insurance, and funds needed to close.
  4. Address delays early. Extensions require approval and may involve fees. Do not assume a deadline moves automatically.
  5. Confirm completion and possession. Follow the contract and closing agent’s instructions for signing, funding, recording, and release of keys. Do not occupy or renovate the home before authorized possession.

Can I cancel after an inspection?

Your options depend on HUD’s contract, deadlines, and documentation requirements. Do not assume a standard Arizona resale inspection contingency or an automatic earnest money refund applies. Bring concerns to your broker immediately.

How long will closing take?

Use the deadline in the executed contract. Financing, title issues, and approved extensions can affect timing. Ask your broker, lender, and closing agent to agree on a realistic schedule for the particular transaction.
