ARIZONA HUD HOME BUYER RESOURCES

How to Buy a HUD Home in Arizona

From the first search to an accepted bid, know who is involved and what to prepare.

THE BUYING PROCESS

Start ready. Move with a plan.

1. Talk through your plans

Tell Woods Hometown Realty where you want to buy, whether you will live in the home, and your preferred timeline. Bring the HUD case number or listing link if you already have a property in mind.

2. Prepare your financing

Speak with a lender early, or prepare proof of funds for a cash purchase. Set a budget that includes repairs and closing expenses as well as the purchase price. Your lender needs to evaluate the property along with your qualifications.

3. Review the home and its documents

Use HUD Home Store to locate Arizona properties. Discuss the listing, reports, access, inspections, and the current bidding window with your broker before deciding on an offer.

4. Submit through a registered broker

HUD requires a properly registered selling broker to submit bids. Discuss representation, compensation, requested closing costs, and your maximum budget before submission. A public user account does not replace the broker.

5. Respond promptly if selected

Your broker will help coordinate the required contract package and deposit. Follow the asset manager’s instructions and deadlines. A selected bid is not permission to move in or begin repairs.

ELIGIBILITY & BIDDING PRIORITY

Who can bid, and when?

Owner occupant buyers certify that the home will be their principal residence for at least 12 months and that they have not purchased a HUD home as an owner occupant in the previous 24 months. Discuss eligibility honestly with your broker before bidding.

The exclusive period allows eligible owner occupants, HUD approved nonprofits, and government entities to bid. Under HUD’s updated policy, that period is 15 days for insured or insured with escrow properties and five days for uninsured properties. Investors may participate during the extended period.

For insured and insured with escrow homes, bids from the first 10 days are opened on the next business day after that initial period. Follow the official listing’s dates and instructions rather than assuming all homes share one schedule.

Price is only part of the offer.

HUD evaluates acceptable bids based on net return and its offering terms. The earliest bid or highest headline price does not automatically win. Ask your broker how requested costs affect your offer.
