HUD Home Financing and Costs in Arizona

Look beyond the list price. Build a budget that works for the home and for you.

FINANCING OPTIONS

Match the loan to the property.

HUD does not directly lend you the purchase money. A cash purchase or lender financing may be possible. FHA and conventional financing are options, subject to borrower approval and property requirements.

FHA financing

Ask your lender to review the listing’s FHA eligibility and any repair escrow requirements before you bid. A listing designation is not a personal loan approval or a guarantee that the home meets every lender requirement.

Renovation financing

FHA’s 203(k) program can combine an eligible home purchase and rehabilitation in one mortgage. A participating lender can explain the Standard and Limited options, eligible work, contractor requirements, and timing. Renovation financing requires planning; it is not available for every buyer or every project.

Conventional or cash

Discuss conventional financing with your lender, including how property condition affects approval. Cash buyers should plan for the purchase, transaction expenses, and repairs without relying on future refinancing.

CASH TO PREPARE

Earnest money is part of the plan.

Confirm the deposit amount, payee, delivery method, and deadline for the specific home with your broker. Do not assume every HUD property requires the same deposit. Earnest money is credited at closing; cancellation does not automatically mean it will be refunded.

HUD’s rules distinguish owner occupants and investors. Missing deadlines or failing to document an eligible reason for cancellation can lead to forfeiture. Read the contract and deposit policy before committing.

Ask for a complete cost picture

  • Down payment or cash purchase funds
  • Inspections, appraisal, and any approved utility related costs
  • Lender, title, escrow, and recording charges
  • Insurance, taxes, HOA charges where applicable, and reserves
  • Repairs, permits, and a contingency for unexpected work

On most sales, buyers may request up to 3% of the purchase price toward eligible financing and closing costs. Any request must be included correctly in the offer and accepted by HUD; assistance is not automatic.

Ask about currently available incentives or assistance for your Arizona location and loan. Do not build your budget around an advertised low down payment until the lender and broker confirm eligibility.
